Assessing Damage From Shingled to Metal Roofing
Whether you have metal roofing or asphalt shingles, if you’ve spotted damage, it can be difficult to know whether to address just the affected area or to overhaul the whole system. At Peak Roofing & Construction, we know this choice depends on several factors, and we want to help you make the most cost-effective decision possible. Here’s how to tell if you need to replace your roof or just repair it.
Damage Severity
When you’re stuck deciding between a repair and a replacement, sometimes it’s helpful to assess the level of damage. For example, a small leak is easily patched. If leaks are widespread following a severe storm, however, it may be well worth the cost in the long term to replace your roof. In another example, a few missing shingles are no big deal to replace. Repairing just a few shingles in order to add 10 years to the life of your roof is a wise choice. Metal roofing rarely sustains damage beyond the occasional denting. This is easily repaired and does not require a total overhaul.
Age
Age is another factor to consider when determining whether you need to repair or replace your roof. Some systems like metal roofing have life expectancies of 50–60 years or longer and rarely need to be replaced. Shingles, on the other hand, may only have the durability to last 20 years. If your shingles are approaching their maximum expected age, it is often beneficial to replace the entire roof rather than carry the costly burden of constant repairs. In other words, you may as well have our roofing crew do the whole job at once rather than extending the labor costs over several years.
