Don’t Neglect Seasonal Roofing Maintenance

At Peak, we stand by our workmanship and build our roofs to last. But, like most things around the house, even the highest-quality roof needs some periodic maintenance to ensure it remains trouble-free. By taking a few steps throughout the year to inspect your roof and address minor issues, you can prevent big problems later on that could cost a bundle.

Here’s a seasonal schedule of tips to keep your roof in great shape: 

Summer

  • The intense Texas heat can make caulk and other sealants dry out and crack. Check around flashing and seams on the roof, as well as skylights and windows, and add some fresh sealant if necessary. 
  • Animals such as squirrels, rats and possums may work their way into your attic to escape the heat. Inspect your roof, facia and soffits for any holes and have them repaired. If necessary, call a pest control or wildlife removal specialist to get rid of the critters! 
  • Check to make sure attic vents and wind turbines on the roof are in good condition and functioning properly. This will help control your cooling bills and keep fresh air flowing through your attic and home. 

Fall

  • As trees shed their leaves, gutters can get clogged, leading to improper drainage, standing water and rot. So keep those gutters clear. 
  • Get ready for cold winter temps by having your chimney inspected and cleaned, as necessary.

Winter

  • Tree limbs can become heavy with snow and ice, causing them to snap. Be sure to trim your trees – especially any branches overhanging the roof or fence – ahead of winter storms. 
  • Don’t let large amounts of snow and ice accumulate on your roof (it’s rare in Texas but not unheard of). After it melts, check your roof for any signs of sagging or other damage. 

Spring

  • Spring is time for heavy rains and strong winds, so inspect your roof again to look for any missing, cracked or bent shingles that could lead to leaks. Have them repaired or replaced as necessary. 
  • Examine the underside of the attic roof for signs of algae or mold, which may result from a leak or improper ventilation. Mold can be hazardous to your health and should be remediated by a professional as soon as possible. 
  • Check exterior fascia and soffits for soft boards and other signs of rot, which will only get worse and should be replaced.
